The development team — comprising Fullhouse B.V., ECHO Urban Design, Studio RAP and, providing technical support, Klunder Architecten — has won the tender for the redevelopment of the historic Touwslagerij site along the canal.

A New Landmark for the Scheldekwartier

Green, communal and future-proof

At the heart of the design is a shared courtyard garden: a green oasis atop the sunken car park, where biodiversity and social interaction come together. Residents will benefit from shared spaces, including a communal living room overlooking the canal and access galleries designed to encourage interaction.

The sustainability performance is exceptional. All homes will achieve an energy rating of at least A+++, thanks in part to aquifer thermal energy storage (ATES) systems, heat pumps and solar panels. Circular design choices — ranging from bio-based hemp insulation to façade bricks made from recycled construction waste — will result in a 97% material reuse rate.

Rainwater will also be collected and reused to irrigate the green spaces. Overall, the project will reduce water consumption by more than 50%.

An inclusive residential concept

The housing programme has been deliberately designed to offer a diverse mix of homes, ranging from compact one-bedroom apartments to spacious penthouses with 360-degree views. This variety appeals to a broad range of residents, from first-time buyers and young families to empty nesters and seniors.

In this way, Touwdraaier will become an inclusive home for a wide cross-section of Vlissingen’s residents.
